Suburb Highlight: the eastern suburbs

The eastern suburbs are Adelaide's favourite place to rent and lease in due to their opportunities in terms of space and lifestyle, Toop&Toop Property Manager Kristen Goedecke says.

"The eastern suburbs provide tenants with a great range of amenities," Kristen says.

"For the younger demographic, there are plenty of cafes, pubs and eateries in popular places including the Norwood Parade.

"Families settling in the east will also be spoiled for choice with great schools including Rose Park Primary, Glenunga International School and Norwood Morialta High School.

"They also offer large parklands and generous sized homes that are unique to the area."

Though traditionally seen as a blue chip area and a more costly place to live, the east is fast becoming more accessible to younger renters as demand grows for city-fringe living.

"There is a diverse range of tenants opting to live in the eastern suburbs," Kristen says.

"Though we find that many families are attracted to the area, we also see many students and younger people in share homes choose to live there due to the lifestyle and short commute to the Adelaide CBD.

"There is also a growing potential in the east for this demographic and for investors who want to get out of the city."

According to property market analyst, CoreLogic, there has been a 4.3 per cent increase in Norwood's rental prices, from $470 per week in 2019 to $490 per week in 2020. Marden's average rent has increased by 7.3 per cent in 2020 with an average rent of $440 per week. The average rent in Glynde has increased by 21.6 per cent at $450 per week, up from $370 per week in 2019.

"People are starting to see the east's versatility as not only a place for families, but a location where there is potential to redevelop and renovate," Kristen says.

"The character homes and larger block sizes provide developers with a great foundation.

"In the east, they have the opportunity to create something new and exciting to attract a wide demographic of tenants while keeping in the traditional feel of the area.

"For Adelaide's renting community, the east offers endless activities.

"From boutique shopping at Burnside Village, hiking at Mount Lofty and Morialta Conservation Park, an easy commute to the city and spacious living, the east has it all."
