We launched Milne Road, Modbury Heights to the public market in mid 2022 at the same time the comparable property was listed. The rental estimate indicated these properties sat between $445-$500 per week. As way to test the market and reach our owners expectation, we advertised the property with a price range of $520-$550 per week.

By creating competitive interest and demand for the home and advertising it to our database of 100 active renters looking to secure a similar property within the area meant we leased this property for 10% above the average asking rent in the suburb. It also leased over 3 times faster than the comparable property.

Through using professional photography which showed the property in its best light numerous enquiries and applications from potential tenants were received. When we obtained management of Beaufort Avenue, Golden Grove, the owner wanted a rental price above the rental estimate. The property was listed in February 2021, and when conducting market research, no property including the comparable property within an 18-month timeframe of this time period achieved a rental price above our listing price of $640 per week. The average rent for comparable properties in the suburb of Golden Grove was $450 per week. We knew listing this property for this amount would be ambitious, but not unachievable.

We published this property as a premiere listing on realestate.com, increasing the visibility of the listing by 1.5 times. We also marketed the property directly to our 99 members registered for Early Release in this suburb. We met our owner’s expectation, achieving the listed price and we leased it 3 times faster than the comparable property.
