Suburb Highlight: tenants seek value for money up north

Toop&Toop Property Managers Jamie Hatswell and Amber Wall both agree that Adelaide’s northern suburbs are fast becoming a renter’s paradise because of the variety of properties on offer, from new townhouses, apartments to family homes.  

“I think the northern suburbs will soon become the ‘Next Great City’ in Adelaide. This is due to the current expansion of the Playford Medical Centre and upgrade of amenities like theatres and shopping centres,” Amber says.  

“With upcoming suburbs like Lightsview, Mawson Lakes and Angle Vale, people are starting to see the north’s potential as a sanctuary away from the busy city.” 

Low-maintenance, pet and family-friendly homes are the biggest draw cards for renters in the north, with many finding it a great place to settle. 

“I’ve found a lot of young families have been renting up north in recent months,” Jamie says. “Generally, the three to four-bedroom homes are fuss-free and provide a great foundation for families starting out.

“This is also because of the affordable rent of around $300-$400 a week in areas including Salisbury, Munno Para and Blakeview. 

“We tend to see younger people in places like Munno Para and Blakeview, where there are a lot of modern developments. These places are great first-time rentals for couples and roommates.  

“A lot of retirees like to settle in places like Elizabeth and Greenwith, where there is plenty of and it’s also a short drive to the Barossa Valley.” 

Commuting is also easy., an O-Bahn ride to the city takes just 30 minutes, while there’s a direct train link to Gawler. 

There‘s also ample facilities, with parks, walking trails, cinemas and retail hubs like Tea Tree Plaza and the Elizabeth and Munno Para shopping centres.

“With everything so close, affordable rent and great housing, you really can’t ask for more,” Amber says.  

Investors are also benefiting from this surge of interest. Median house prices in Golden Grove have risen by over $52,000 in the past nine months, offering a return of 5 per cent.
