Strong Interest In Adelaide Houses

While apartments accounted for more than 80 per cent of property sales in the Adelaide CBD in the past 12 months, homes with land remain an attractive option for many South Australian buyers.

According to recent CoreLogic figures, more than 400 Adelaide apartments changed hands in the past year, with a median sales price of $408,500.
Stock numbers for houses in the CBD were significantly lower for the same period, however, with fewer than 80 sold.

They achieved a median price of $724,650, with year-on-year growth of 3.71 per cent.
The median sale price for any type of property in Adelaide for the past 12 months was $575,500.

Toop&Toop sales partner and auctioneer Kirk Fernandez said demand for houses in the city remained strong.

A property Fernandez recently listed at 318 Halifax Street proved particularly popular, with the two-bedroom, single-fronted 1880s bluestone cottage receiving strong interest during the first three weeks of its marketing campaign.

“We’ve had more than 200 groups through the home. That equates to somewhere around 350 people, so it’s clear these types of homes are in good demand,” Fernandez said.
“There’s no doubt that this south-east corner of Adelaide, in particular, is one of the prized areas to own a home in the CBD. The volume of interest we’ve had in this home is testament to that.

“It offers a great lifestyle proposition, with Hutt Street just around the corner and Victoria Park just a few hundred metres away.
“With so few of these types of properties available, it’s no surprise they are keenly sought-after.

“It’s ideal for someone looking to enjoy everything that city living has to offer or there’s also very good potential from an investment perspective.

“This type of home, for example, could generate excellent returns as a traditional rental property but there’s also the chance of achieving very high daily rates as an Airbnb home.
“You’ll never regret buying this type of home in this part of the city.”

CoreLogic data supports that claim, with just one-third of Adelaide homes being owner-occupied.
