In 1985 Anthony Toop launched a real estate company from his home in Toorak Gardens with his wife Sylvia. From the outset, Anthony and Sylvia were determined to create the best real estate company in the country, and to set the industry standard.
Innovation and systematic, cost effective business practices soon became the hallmarks of Toop&Toop. For an industry that was locked in tradition, many found these innovations including floodlit signs and a weekly Home Gallery magazine, challenging.

Determining the value of your home
When selling your home your goal, like ours, must be to establish a suitable price range to attract the maximum number of prospective buyers who may find your property desirable and have the means to purchase it.
This chart shows how buyers tend to cluster around certain price ranges or categories. Thus, the more buyers in a category, the better our chances of selling homes in that category. That doesn't mean we should price your property to conform to available buyers. After all the optimum result is Toop’s target.
Our strategy for marketing your home is to have the greatest buyer reach and therefore move you up the price pyramid. To do this we must ‘out market’ other agents and similar properties competing for your buyers.

Definition of fair market value
Determining the asking price for your home, is defined as:
The price, estimated in terms of money, which a property will bring if exposed for sale in the open market, allowing a reasonable time to find a purchaser who buys with full knowledge of assets and defects of the property, all of the uses to which its use is suitable, neither buyer nor seller being compelled to act. The price at which a willing seller would sell and a willing buyer would buy, neither being under abnormal pressure.
Toop’s Target is defined as: The price achieved by guaranteed access to the most number of qualified buyers quickly in order to create the maximum level of demand and competition.
Property value is determined by comparing the subject property with other properties of similar size, quality and location that have recently sold.

Effects of market value
When determining the market value of property, these are the key factors that affect the buyer’s perception of a home.
Property
This is the main factor. Consider: size, age and style of the home size, shape and topography of the land number and type of rooms quality of construction amenities offered (pool, spa, tennis court, decking, etc)
Location
This is the suburb, area and specific neighbourhood. Evaluate: land location and view - cul-de-sac, corner allotment or main road school district and access safety and security neighbouring property's style and condition access to shopping, cafes, neighbourhood facilities and public transport community activities, recreation areas and parks
Condition of the Home
Assess the overall condition of the home. Evaluate: street appeal landscaping and gardens interior and exterior condition renovation, updating or other special features such as timber or marble flooring, granite benchtops, state-of-the-art appliances, quality cabinetry and so on.
Economy and Market Conditions
Each of these factors has a cumulative effect. Consider: the current residential real estate market available financing and mortgage rates state and national economy predominant buyer trends
Financing and Confidence
Media coverage of the perceived state of the market can affect buyer confidence negatively or positively. Various types of financing can also impact the selling price. Evaluate the effect of: cash unconditional conditional upon house sale pre-approved loans finance conditions conservative bank valuers
Comparable Properties
The most effective way to determine the value of a home is through a Competitive Market Analysis (CMA) such as the one included in this report. This compares pricing of comparable properties, including details such as: homes advertised and currently on the market similar homes recently sold in the area other sales in the locality
